King William Historic District

King William Historic District

King William Historic District – San Antonio Neighborhood Profile

The King William Historic District is one of the most iconic and culturally rich neighborhoods in San Antonio, located just south of downtown along the San Antonio River Walk’s Mission Reach extension in the vibrant Southtown area. Established in the mid-1800s by prosperous German merchants and professionals, the neighborhood was named after King Wilhelm I of Prussia and quickly became one of the city’s most prestigious residential districts. Today, King William is widely recognized as one of the best-preserved historic neighborhoods in Texas, known for its canopy-covered streets, walkable layout, and remarkable collection of 19th-century architecture.

Homes in King William range from grand Victorian, Italianate, Greek Revival, and Neoclassical mansions to charming historic cottages, restored bungalows, and a small number of modern townhomes and contemporary infill properties. Many of the homes date back to the late 1800s and have been meticulously restored, blending historic character with modern luxury. Because of its historic designation and architectural significance, housing inventory is limited and highly sought after. Smaller condos and cottages often start in the mid-$400,000s, while fully restored historic homes and larger properties frequently range from $900,000 to over $2 million, depending on size, restoration quality, and proximity to the river.

King William is also known for its lively culture and walkable lifestyle. Residents enjoy immediate access to the Southtown arts district, the Blue Star Arts Complex, and miles of scenic trails along the San Antonio River Walk. The neighborhood is home to several of the city’s most beloved dining destinations, including The Guenther House, a historic restaurant and museum located inside the former Pioneer Flour Mills complex that has been serving breakfast favorites for generations. Nearby South Alamo Street offers an eclectic mix of restaurants, wine bars, coffee shops, and boutique retail, giving the area a vibrant urban feel while still maintaining its historic charm.

Community events are an important part of life in King William. The neighborhood hosts the famous King William Fair each spring, one of the largest and most colorful festivals in San Antonio, as well as annual historic home tours that showcase the district’s extraordinary architecture. With its blend of rich history, walkable culture, and proximity to downtown, the King William Historic District remains one of the most unique and desirable places to live in San Antonio—especially for buyers who appreciate architectural character, historic preservation, and a vibrant urban lifestyle.
